As the winner of ‘Energy Efficient House of the Year UK’, the heating and electric bills for this house are £600/year; however, with renewable energies, this house makes £800/year… .with the surplus money going into the owners pocket!

Four bedrooms, a study, two living spaces, and an open plan living/kitchen/dining area were necessities: and all for the price of a semi-detached house.

The white walls, warm cedar cladding, and sharp zinc box gives this house an elegance; its green credentials barely visible on the surface. Yes, the solar panels are there, but otherwise this house does not appear to be nodding towards a sustainable agenda; we wanted to show that all houses can be energy efficient.

On approach, a generous full height warm Iroko door greets those arriving, into a small lobby, off which the lounge and informal open plan area lead off, connected visually by a double sided wood burning stove; sharing the heat and warming effect of the one fire in two rooms. The modestly sized open plan area feels spacious due, in part, to the large sliding glass doors, on both the south and west elevations. The doors allow for access to garden spaces which capture sun at different times of the day. These substantial barn-like doors frame views, allow penetration of light, but also provide passive cross ventilation within the space. Solar shading on the south elevation allows winter sun to penetrate, but shields the space from the overbearing summer heat.

The large breakfast bar dominates the space, providing a fantastic social area, but also separating the kitchen from the living space. The dining space juts out to the rear of the kitchen, giving views across the courtyard patio, and into the lounge, again connecting the two rooms, whilst also maintaining views to the front. 

Following the modern farmhouse aesthetic, there are no skirtings and architraves; the plaster stops shy of the floor, providing a little shadow gap detail. Continuing around the large oak doors, the shadow gap is replaced by a ventilation gap above the doors, providing passive ventilation. 

It is the small details, the hidden passive house details, which has made this house so special; and created a house for life for the clients.
